Cyprus rental supply is split across estate agencies, individual landlords, Facebook groups, property portals, serviced apartments and monthly furnished platforms, each with different speed, risk and documentation standards.

For a permanent move, a 12-month fixed-term lease gives the cleanest structure. It is legally binding once signed by both parties and sets the rent, deposit, notice rules and handover obligations. For a short landing period, a furnished monthly rental or extended stay can work while the long-term search continues on the ground.

Holiday homes solve arrival logistics, but they rarely solve residence, schooling or family stability. A long-term rental supports address proof, utility setup and practical settlement.

Cities And Areas

Location drives rent, lifestyle and access. Limassol is the most expensive major market, with one-bedroom rents around €1,200 to €1,800 per month. Nicosia is materially cheaper, with one-bedroom rents around €700 to €1,000 per month.

Limassol suits executives, shipping, finance, crypto founders and families wanting international schools and a coastal lifestyle. Demand is strongest around Limassol City Centre, Agia Zoni, Neapoli, Potamos Germasogeias, Germasogeia, Kato Polemidia, Ypsonas, Agios Ioannis and Mesa Geitonia areas such as Chalkoutsa.

Nicosia suits government, professional services and families prioritising value and school access. Strovolos, Acropolis, Lakatamia and Tseri are common search zones. Paphos City Centre works for lifestyle buyers and retirees. Paralimni, Kapparis and Famagusta suit lower-density coastal living and seasonal access.

The right area is set by commute, school, visa process, work location and tax residence timing, not by listing photos.

Lease Checks

The lease controls the deal. Rent, deposit, term, renewal, termination, repairs, pets, subletting, utility transfer, common expenses and inventory must be clear before money moves.

The standard rental deposit is one to two months’ rent. Luxury properties can request more. The condition record matters because landlords cannot lawfully withhold a deposit arbitrarily. Photo-document every room, appliance, meter reading, balcony, parking space and existing defect at move-in and move-out.

Stamp duty on rental agreements has been abolished for contracts signed on or after 1 January 2026 under Law 239(I)/2025. An official stamp fee on a new lease signed from that date should not appear as a government charge.

From 1 July 2026, rent above €500 per month must be paid through traceable electronic means such as bank transfer, card or another digital method. Cash rent above that threshold is not legally recognised and can trigger administrative fines.

Tenant Rules

Cyprus rental law separates ordinary fixed-term leases from statutory tenancies under the Rent Control Law. Newer buildings and standard current leases are governed by the signed contract.

Rent Control Law protection applies only to properties in designated controlled areas, completed and first rented or offered for rent on or before 31 December 1999, where the tenant remains after the original lease ends as a statutory tenant. It does not automatically protect every tenant.

For statutory tenancies, the maximum permissible rent increase is capped at 6% for the two-year period from 22 April 2025 to 21 April 2027. Rent Control Court matters, including eviction and fair-rent disputes, typically take 6 to 12 months.

For non-payment by a statutory tenant, the landlord must serve written notice giving 21 days to pay overdue rent. Eviction can proceed if rent remains unpaid 21 days after notice and is not settled within 14 days of an eviction application being filed in court.

Relocation Fit

Your rental address often sits inside a wider relocation file. It can affect banking, school admissions, utility accounts, work permit logistics and the practical evidence needed for residence or family settlement.

That sequencing matters. Signing the wrong lease can lock funds into the wrong city, create a commute problem, delay school placement or leave a gap between arrival and compliant documentation.
